Frequently asked questions about surveys

Q. My mortgage company is already carrying out a valuation – why do I need a survey as well?
A. It is important to remember that your mortgage lender’s valuation report is not a survey, it merely tells your lender whether or not the property is reasonable security for your loan. If you want a good understand of the condition of your prospective new home then you need to have a survey carried out.


Q. What type of survey do I need?

A. This will depend on various factors such as the age, type and condition of the property you are buying. Visit our choosing between surveys page or contact us directly for further guidance.


Q. How much will the survey cost?
A. We aim to be competitive on all our fees, and we will provide you with a fixed price before you commit to anything. Please contact us directly or you can fill in the request a quote form.


Q. If I don't understand something in the report can I go over things with the surveyor?
A. All our surveyors believe that good communication is vital. With your completed survey you will receive the contact details for the surveyor who visited the property so you can contact them directly to discuss their findings and ask any questions you may have. In addition we have a handy jargon-buster to help you to understand some of the technical terms used in your report.


Q. How long will it be before I receive my survey?
A. We promise to book in the survey within 24 hours* of receiving your order and you will receive your completed report within 5 days* of the survey taking place.

 
Q. What happens if my purchase falls through?
A. Unfortunately sometimes this happens – to help soften the blow; Tyser Greenwood will carry out a second survey free of charge if your purchase doesn’t go through.


Q. Will the surveyor be experienced?
A. All our Chartered Surveyors are highly experienced and commit to Continuing Professional Development/Life Long Learning, whereby they keep up to date with technical developments, the latest surveying practice and techniques.


Q. What happens if you miss something in the survey report?
A. Whilst we rarely have to call upon our insurance you have the comfort that all our surveyors are fully covered by Professional Indemnity Insurance as required by the Royal Institution of Chartered Surveyors.
 

Q. Can I talk to someone about the property I want to buy before I book a survey?

A. We are happy to provide general advice prior to survey and go over the options or any particular needs you may have, simply contact us.
